compensation:The provided home and utilities will be the primary compensation. There will be some opportunity to earn wages beyond that necessary to cover the rent and utilities.
We are looking for an assistant management team (couple) to live at an East Redding mini storage complex and work with the managers to manage the day to day operations of a storage facility and provide a personal experience and excellent customer service to customers. Customer service is our #1 priority.
The primary compensation will be a 2 bedroom / 1.5 bath home on the property with all utilities included. It has a small backyard, central heat and air, wireless internet, and a walk-in closet. A few parking spaces are included and a mini-storage unit might be available as well. The home is inside the gated perimeter.
The office portion requires basic computer proficiency and good customer service skills. The maintenance portion of the job is limited to light work. Proficiency with hand tools, yard equipment, and basic power tools is probably sufficient. There is a more detailed list at the end of the job description.
Flexibility to work Saturdays and Mondays is required. We are also expecting our management teams to share “on-call” duties. The assistant manager team is expected to work more days as needed when the management team is ill or on vacation. Any on-call work or work beyond the typical workweek will be paid bi-weekly.
Job Description
Assistant management team will
1. Cover for the management team one day per week
a. Typically two Saturdays and two Mondays per month.
i. 8 hours of work is required at the front counter (office)
1. Team member #1 can work 7.5 hours while team member #2 must be present to cover lunch for team member #1
ii. Team member #2 should be doing maintenance and repair work the remainder of their day
iii. There is some flexibility but lunch coverage is a must
iv. Both team members must work some hours on the “office day”
2. Complete an approximate total of 13 hours of maintenance type work
3. Work during manager team vacation, illness, etc.. (approx. 5-10 days/year)
4. Be present and vigilant as after-hours security
a. We do not provide armed security but we occasionally have to address tenants not following facility guidelines.
b. Any actual criminal activity is to be reported to the police (this is rare)
5. We are looking for a couple… The job is easiest for two people
a. The compensation is based on double occupancy of the house.
6. The team (couple) does not have to be a husband/wife couple but there is only one house. Cohabitation is part of the arrangement.
This team is responsible for many tasks and responsibilities that may be daily, weekly, monthly or seasonal. There are numerous ways these tasks and responsibilities could be split between team members. For clarity, the tasks are grouped into indoor and outdoor. However, both team members need to be able to assist the customer with typical transactions such as renting a unit, accepting rents, answering the phones, etc... We will train!
Indoor tasks include:
• Excellent customer service
• Preparing rental contracts
• Working over phone, email or text
• Receiving rents
• Processing automated payments
• Assessing late fees
• Filing paperwork
• Enforcing rules/policies
• Cash management
• Updating records (new addresses, credit cards, etc..)
• Cleaning the office
Outdoor tasks include:
• Lock checks
• Sweep/clean out units
• Inspect units and facilities
• Clean up around facility as needed
• Spray to control weeds
• Replenish rodent bait
• Ability to work with people who may not be following facility rules or guidelines
• Maintain various landscaped areas and yards
• Repair doors and latch mechanisms as necessary
• Clean cameras
• Cut locks
• Replace air filters
• Document damage to buildings
• Minor painting
Employee Requirements:
• Willingness to learn and participate in a continuous process of improvement
• Computer skills (see below)
• Valid driver's license (no DUI, reckless driving, etc..)
• Have a reliable vehicle with adequate insurance
• Ability to lift and carry up to 50 lbs (1 or both team members)
• Ability to stand/walk for extended periods of time
• Ability to bend/kneel
• Ability to operate power equipment (1 or both team members)
• Read, write, and speak English well
